So what is the MLS?
MLS stands for Multiple Listing Service. It's basically one huge database. This database contains property listings from ALL the Real Estate Companies and it's participating members. So listings from the small "mom and pop" Real Estate Brokerages, to the "Big Franchises" you see advertising on TV. So if your home is listed by Sell2k.com lets say, odds are you'll have Realtors from all different companies showing your property and working for you in the process (eg: Century 21, RE/Max, Caldwell Banker, etc..) this is what makes the MLS so valuable when selling your home.

How does the MLS work?
A buyer comes to us and says "I'm looking for a 4 bedroom, 3 bath home in Lake Worth at least 3300 sq feet and it must have a pool with a screened in porch for under 430k ". Sell2k.com's inventory may only have one home that fits this buyers particular needs, so are we going to show this buyer one home and turn them away? Of course not, so here's where the MLS comes in. I go in and enter the search criteria specified by my buyer, and boom I have a list of properties to choose from, listed by other participating Real Estate Companies of the MLS. So now I take my buyer out and show them 3-5 homes that meet their criteria and hopefully they buy one :-) and if not I come back to the MLS database and find some more to show them.
